Ski Season is over in Breckenridge

Well, our ski season is almost over. Vail Resorts has closed Keystone and Vail and Breckenridge for the season. A Basin and Loveland Ski Area are still open for a few more weeks. Record setting snow for Vail and Breckenridge this season over 500 inches at both resorts! Spring is trying to get here. We are having days of melting snow in the 50′s and days of winter returning with more snow and cold temps. Come on Spring! The town is clearing out and May is typically a mud season month. Many businesses are closed during May and others are running off season specials like two for one dinners at restaurants. Anyway, check out the what’s happening tab on the right side of the home page to see specials and events.

Four Financial Reasons to BUY NOW!

1. Interest rates are going up. Yes UP! Almost 3/4 of a point in the last 6 months. Experts expect rates to continue to increase through the year. Interest rates and price determine the overall cost of a home. Even with softening prices in some parts of the country, if interest rates rise, it may be less expensive to buy now rather than wait.

2. 30 YEAR MORTGAGES MAY DISAPPEAR-Many experts believe if Fannie Mae and Freddie Mac’s roles are eliminated, or even limited, it may be the end of the 30 year mortgage. This concern is addressed in MSN Real Estate’s: Is it curtains for the 30-year mortgage?

3. QRM REQUIREMENTS Could be Much More Stringent. QRM is “Qualified Residential Mortgage” Here are some of the proposed changes to QRM requirements.
a) Certain mortgage types would be eliminated
b) You would need a minimum of 20% down
c) You would need a minimum of 690 for your FICO credit score
d) The ratios of income to both the mortgage payment and overall debt would become much more conservative (28% and 36% with debts)
There will be loans avail to purchasers who don’t qualify under the new rules. FHA being one of them. However, they will probably be more expensive to the buyer both in rates and costs.

4. RENTS ARE EXPECTED TO INCREASE. The supply of available rentals is decreasing and the demand is increasing. That will lead to an increase in rental costs throughout the year. The Wall Street Journal quoted a report by Reis, INC: Expect vacancies to continue declining, and rents rising through the rest of 2011 at an even faster pace.
